A former library, town hall, offices, vacant sites and a number of commercial premises are currently being marketed for sale or lease by Aberdeenshire Council.
The local authority’s property and facilities service is keen to attract buyers and new tenants for a wide range of vacant properties and business units from as far afield as Ellon to Laurencekirk, Macduff to Huntly.
Aberdeenshire Council owns and manages more than 500 sites and units in 41 business locations throughout the North-east of Scotland. In addition, there are over 200 office suites available for lease in nine purpose-built business centres across the region.
With the opening of the new Formartine House in Ellon which has brought several council services under one roof, including the town’s library, it has freed up several other town centre sites for alternative uses including retail.
The former library on Station Road comprises a single-storey library area and a two-storey wing offering spacious accommodation. The gross internal area of the building is approximately 398sqm – providing significant room for a wide range of uses – while also benefiting from an adjacent pay and display car park. Ripe for conversion to a number of commercial purposes, the building is on the market at offers over £185,000.
The council continues to market the impressive Macduff Town Hall which has become surplus to requirements. The property would lend itself to a number of commercial, residential or community uses, with offers being sought. The site area covers around 600sqm, with the town hall building occupying most of the site. The B-listed detached property benefits from a very prominent location on the town’s Shore Street, offering stunning views across the harbour and out over the Moray Firth.
The vacant Cairnbanno Community Centre near New Deer covers 156sqm and provides a good conversion opportunity. Internally it contains two large halls, a kitchen, toilets and entrance lobbies – with offers over £48,000 being sought.
Also on the market at offers over £350,000 is the former Drumoak Primary School site near Banchory which extends to approximately 0.72 acres and two vacant plots at Peterhead’s busy Balmoor Industrial Estate which provide opportunities for industrial development or general storage.
Allan Whyte, head of property and facilities management at Aberdeenshire Council, said: “As the largest single provider of business land and premises in Aberdeenshire, we can offer a range of premises to accommodate a number of commercial operations. Whether a business wants to lease an office with access to meeting rooms in one of our business centres, or an industrial unit with a secure yard, our properties are presented in a good condition and come with favourable rent packages.
“As we have seen recently at Ellon we also have a number of premises which present a wide range of both commercial and community-led opportunities and we would invite interested parties to make contact with us a to discuss potential developments in more detail.”
