As a new office looks for tenants at Aberdeen Gateway, The Muir Group outlines its plans in property, commercial & industrial sectors.
Unwavering in its commitment to Aberdeen and Aberdeenshire, despite recessionary times elsewhere in Scotland over the past decade, and standing firm in light of the latest loss of confidence in the North East economy, the Fife based Muir Group is continuing to declare that it means business in Aberdeen, with its Gateway Business Park at Cove, to the fore.
The Muir Group has promoted Cove as a top class business location since late 2006, when Phase One land was first purchased, with construction on site beginning in 2007. There is now extensive commercial and industrial development land to follow at the Aberdeen Gateway, not to mention several housing developments across the North East, namely Blairs on Royal Deeside. Of these, Blairs is the most prestigious and groundbreaking “village” development the Muir Group has ever sought to create, as the beginning of a legend for Aberdeenshire.
On Gateway Business Park, a new state of the art, two storey 20,000 sq ft office has become available for immediate entry, offering significant cost savings to the occupant, due to lower business rates at the Gateway relative to other locations. The Muir Group has revealed that thirty acres have now been developed at the site under Phase One, with projects representing an end value of £87 million. Eleven new buildings have been created, totalling circa 500,000 sq ft of space, split two thirds industrial warehousing and one third offices.
Phase Two at the Gateway has seen another forty acres of adjoining land purchased in advance, with at least another forty to follow. Construction is about to commence on a speculative Warehouse/Office, totalling 14,000 sq ft, with completion scheduled for Spring 2016.
Muir Group Chairman, John Muir, said: “The Muir story continues in Aberdeen, where we are in the midst of a number of longer term ventures, which are in many ways leading quality on housing at Blairs, and employment lifestyle at the Gateway.”
“The Gateway is no ordinary business park for us,” added Mr Muir, “it has taken several years to get to the point we are at now, which is in many ways, the making of a new employment “district” for Aberdeen and Aberdeenshire.”
“We are taking a slow and painstaking approach to everything, to ensure that our new buildings fit and match their surroundings, with solid service connections being made.”
He continued: “The full realisation of Blairs, the Gateway and South Eastern Aberdeen will not be apparent for a few years, but we remain confident that urban planners will see that our developments are clear leads in quality housing and employment provision.”
At the Gateway, this is backed up by figures that will add up for local firms looking to downsize and save money in 2016.
“It is the time of the year when companies perhaps reassess what space requirements they need. With our new 20,000 sq ft office available now at £20 a square foot, firms who are currently paying £30 a sq ft, could make huge savings,” said John Muir.
“They may be in a 30,000 sq ft space, but could easily adapt to something smaller and cheaper.
“If a lease is approaching its term for your business at the end of this year, it could be a smart move to what is South East Aberdeen’s most prestigious business address, in the company of firms such as Total, Cameron, Hydrasun, National Oilwell Varco, Oil States and Ensco.”
