A prime residential development opportunity on the former site of Aberdeen Exhibition and Conference Centre in the popular Bridge of Don has been launched to the market.
Silverburn Park lies just three miles north of Aberdeen City Centre and is being jointly marketed by Savills and Shepherds.
The site, which extends to around 38 acres (approximately 15.34 hectares), has been cleared for development and planning permission in principle was issued in June this year for up to 500 homes.
In addition to housing, the development of the site will generate additional funds via a Section 75 agreement to help with schooling and healthcare provision as well as road improvements, new footpaths and cycling pathways.
Bridge of Don is a large suburb of Aberdeen with a vibrant array of local amenities, yet it sits among extensive green space. It is renowned for its proximity to Aberdeen Beach Esplanade and is bordered by Scotstown Moor nature reserve to the north and two traditional links golf courses to the east; the Royal Aberdeen Golf Club and the Murcar Links Golf Club.
It is well served by local retail, sport, leisure and education provision with seven primary and two secondary schools, namely Bridge of Don Academy and Oldmachar Academy.
Silverburn Park is extremely well connected and will be accessed off Exhibition Avenue and Claymore Drive, both easily accessible to the Aberdeen Western Peripheral Route. As such it will be the ideal commuter location for those who want to live outside the city, but within touching distance of the centre.
Niall Macleod, Savills head of development Aberdeen said: “Suburban locations surrounding Scotland’s cities are seeing strong interest from local buyers as well as those moving back home. The pursuit of more green space and good local amenities is also driving demand. Aberdeen is certainly no exception. Silverburn Park embodies all of these key drivers of demand and we anticipate it will attract high levels of interest from high quality housebuilders."
