Pre-let sees spade in the ground at Cairnrobin Industrial Park, Aberdeen

Raiths Farm Properties Ltd, advised by Savills and CBRE, has agreed a design and build pre-let on an industrial facility at Cairnrobin Industrial Park in Aberdeen.

Hoover Container Solutions, a specialist global provider of chemical tanks, cargo carrying units and related products, has agreed to lease a 18,650 sq ft (1,732 sq m) unit and 4.7 acre (1.9 hectare) surfaced yard on a new 15-year lease. Contractors are on site, with completion expected for the end of 2016.

Dan Smith, director in the Aberdeen office at Savills, comments: “New office development has largely been the focus of Aberdeen’s commercial property sector in recent years but we are witnessing a resurgence in interest from industrial occupiers who have historically been unable to compete with office developments on vacant employment land. This latest pre-let to Hoover Container Solutions at Cairnrobin highlights the shift in occupier opportunity.”

John Ray, director of Raiths Farm Properties, adds: “We are delighted to have received such an early vote of confidence in Cairnrobin as a location. It is a new offer to the marketplace and unlike most other business park sites we welcome industrial users, even those with a sizeable yard requirement. What’s more we have a strong list of enquiries from other potential occupiers.”

Cairnrobin Industrial Park offers distribution, industrial and office builds to suit occupier requirements from 15,000 sq ft (1,394 sq m) to 500,000 sq ft (46,450 sq m). Full planning consent is already obtained for a 100,000 sq ft (9,290 sq m) warehousing facility with outline planning permission for a variety of other uses.

The site is located off the main A90 Aberdeen to Dundee trunk road and less than one mile south of the Charleston interchange of the new Aberdeen Western Peripheral Route (bypass) which is due to complete late 2017.

Iain Landsman, an associate director at CBRE, says: “Cairnrobin Industrial Park offers a cost effective solution to occupiers who are looking to upgrade their facilities from inefficient second hand space to a modern facility that allows companies to tailor their property to meet their exact and future requirements.”
