A planning application has been lodged with Aberdeen City Council to transform a historic mansion in the heart of Rubislaw into a number of residential homes inspired by Aberdeen Art Gallery.
Number 27 Rubislaw Den North in Aberdeen was most recently used as offices but the changes proposed by Halliday Fraser Munro on behalf of Diamond Property Developments would transform the historic building into nine luxury and high-quality residential units.
The new designs will make use of the existing building with the exception of a single bespoke dwellinghouse, which will be known as 'The Garden House' and the addition of ancillary garages.
The new built aspects of the development feature a striking design influenced by the recent oxidised copper extension to Aberdeen Art Gallery.
All properties are proposed to have access to private and/or communal outdoor space, including balconies, terraces, gardens and Rubislaw Den woodland.
The existing mansion has been subject to extensive renovation works over the years in association with the former non-residential uses, including offices and a nursing home, which proved notably unsympathetic to the historic value of the building.
The most significant examples include the removal of the central marble staircase and its replacement with a fire stair and lift; the sub-division of principal rooms to form bedrooms with en-suites; and the addition of two extensions.
Proposals for the new development also include a car park with 19 spaces but residents can also benefit from on-street parking.
