Reflecting current modern office space demands in Aberdeen, ‘Building One’ on Balmoral’s prestigious business park at Loirston Loch, now has only one wing on the second floor remaining for let.

Five wings out of the three storey, six wing building are now let leaving only 6,670sqft (620sqm) on the topmost floor available. Demand for office space at the business park has come from companies seeking flexible accommodation that provides a modern working environment.

Balmoral says the remaining floorplate can be adapted to meet occupiers’ requirements with the modern nature of the premises resulting in significantly improved efficiencies in both the use of space and running costs when compared to older, more traditional, city properties.

Since early 2023, Building One has become home to two new tenants, IACS Consulting and GDi while Elevator, the social entrepreneurial enterprise that manages @balmoralHUB within the pavilion, continues to offer space opportunities for businesses to start up, grow and develop.

Providing flexible, long or short-term lets with an all-inclusive cost makes this option suitable for a variety of businesses and with office sizes available for 2-25 people, @balmoralHUB epitomises the flexible, scalable property solution that businesses need to survive and flourish today.

A HUB tenant commented: “We have been tenants at the @balmoralHUB for over three years and Elevator have shown great flexibility by allowing us to grow when more office space was required.

“The location, offices, meeting rooms and facilities of @balmoralHUB are second to none and of such high quality that clients and prospects remark on this on a regular basis”.

Accommodation becomes available in the HUB from time to time and interested parties should contact Elevator directly with any enquiries.

New tenants

IACS Consulting is an industrial automation control system consultancy that specialises in cyber security for the production and safety critical operational technology environment.

IACS director, Scott Keenon, said: “We started our business in the @balmoralHUB back in 2019 with just a handful of employees. Now, four years later, we have expanded considerably, moved out of the HUB, and operate independently from the second floor of the building with over 25 members of staff with room to expand as we continue to grow.

“The building provided us with a great start and allowed us to grow the business organically and we simply relocated to the upper floor when we needed more space.”

GDi provides ultra-efficient asset management, engineering and inspection solutions across the energy sector. The company moved to Balmoral Business Park from its previous premises in the west end of Aberdeen. Gianni Brooke, MD, said: “We were looking for a clean open plan bright space to meet the needs of our engineers and other workers in a collaborative way with good links to the city and road networks.

“The Balmoral building ticked these boxes and many more including travel options which offer public transport, cycle ways and footpath access.”

Balmoral finance director, Paul Mitchell, said: "Building One offers a range of ready-to-move-into benefits at highly cost-effective rates when compared to the equivalent type of building in the city centre.

“The remaining floorplate of 6,670sqft on the top floor is available and can be adapted to suit a number of configurations of up to around 100 people. We can configure this to tenants’ requirements and even sub-divide the space for requirements of 40-50 people as required, offering units with panoramic views over the Loch of Loirston.

“The building offers high speed fibre connectivity, energy-efficient heating, air conditioning and lighting, a full movement-sensitive and daylight linked control system and 2.7m floor to ceiling accommodation with a double height reception area.”

Lomond House

Less than 800 feet or 250 metres from ‘Building One’ Balmoral also has office, warehouse and yard space available at Lomond House.

This site offers a yard area of around 25,500sqft (2,400sqm) which provides excellent storage and workspace alongside the warehouse and offices.

“It is rare to have such extensive yard space making this a highly sought after unit”, said Paul Mitchell.

“Ryden and Shepherd act as joint agents for Balmoral Business Park and interested parties should contact them directly to discuss their specific requirements”, he concluded.
