Annan House, near Union Square in Aberdeen, has been acquired for £32m by an Israeli investor.
The lower-than-expected deal has been completed after the office block was put on the market in March last year.
German investment company and owners of Annan House Patrazia had priced the eight-story building at £42m, after it was bought for £45.1m in 2015.
Rockspring Property Investment Managers had bought the property, but the firm was acquired by Patrizia in 2017.
The commercial building is part of the North Dee Business Quarter.
Its main occupant is EnQuest, which has agreed to lease the property until 2035.
